Over the years of providing homeowners and small business owners construction services, Colorado Blue Construction has realized that every job is unique. However, in every residential or commercial building there is a standard step-by -step process. Each step, however, has its own detail of elements and type of conditions that require experience to select the right material and resources to accomplish the activity.
For our potential and current clients, we have provided a brief step-by-step outline that includes part of the sub elements. We have incorporated potential inspections within the process as well as things such as when invoices are to be paid, etc. The explanation for this is to create transparency of objectives between the client/owner and the General Contractor and most importantly, identify when things will begin and be completed. It will bring all parties involved on the same page and differences can be easily examined.
The Basic Steps
Introduction
Even though we are promoting complete buildings that are from the ground up, that does not mean we do not remodel, build additions or make other improvements such as basements or even ADUs. The illustration of the full process will show the different sections used for other smaller jobs within the steps.
Real Estate Process (abbreviated)
Step 1: Find and purchase the lot
Step 2: Research the type of house you want
Step 3: Research and hire the building team.
Colorado Blue Construction Begins
Step 4: Get the required permits from the township
Step 5: Clear the property/Demolition of any unwanted structure
Step 6: Prepare the site
Step 7: Prepare the land for the foundation or basement
Step 8: Install footings
Step 9: Pour the foundation
Step 10: Install drains, sewers, taps
Step 11: Have all required inspections done on the foundation
Step 12: Build the frame of the house including rough in of roof.
Step 13: The sheathing is applied to exterior walls and waterproofing
Step 14: Install windows and exterior doors
Step 15: Install HVAC system and ventilation
Step 16: Rough plumbing
Step 17: Get plumbing inspection
Step 18: Install electrical wires and panels
Step 19: Get HVAC, electrical and frame inspections
Step 20: Roofing and roof inspection
Step 21: Insulation is installed and inspected
Step 22: Drywall is hung in all the internal rooms and inspected
Step 22b: The walls and ceiling are textured
Step 23: Walls are painted
Step 24: Exterior finishes are installed
Step 25: Flooring is laid throughout the house
Step 26: Doors, Case and Base board is installed
Step 27: Cabinets and vanities are installed
Step 28: Light fixtures, outlets, and switches are installed
Step 29: Countertops and appliances are installed in the kitchen
Step 30: Bathroom fixtures are installed
Step 31: Mirrors are hung
Step 32: Landscaping and hardscaping is completed
Step 33: Final home inspections
